Flats plan for former Blaenau Ffestinog pub

A former Blaenau Ffestiniog pub could be transformed into flats if given the green light by council planning chiefs.
The Wynnes Arms in Manod has been shut since 2017, having been described by developers as “in a poor state of repair” and at risk of severe dereliction unless “urgent” action is taken.
While planning application already exists to turn the pub into offices and a single home, developers believe the latest proposals are more realistic due to “firm interest,” despite  a recent bid to re-open the pub ultimately failing.
The design and access statement accompanying the application, notes: “In its current condition the building, being boarded up  at ground floor level to help protect against further acts of vandalism, adversely effects the amenity and aesthetics of the immediate area.
“It has also in its present form become increasingly synonymous with anti-social behaviour, being well known to local police.”
The proposals are for five, self-contained, one bedroom flats which would be achieved by extending the current building.
Six parking spaces would also be provided.
The planning statement goes on to note:  “Given the ongoing use of the pub
remains beyond challenging, and that little firm interest in taking forward either of the consented schemes for alternative uses has been forthcoming, the process of exploring further alternatives has identified firm interest in acquiring the property to convert it into apartments.
“Consequently, this latest proposal can be seen to be non-speculative and in these regards entirely positive, presenting a genuine way forward to secure a new and viable long term future for the building, through doing so removing the blight and social problems it gives rise to in its current form.
“Overall it is therefore contended that the proposal should be regarded as sustainable development and that as such planning permission should be forthcoming without delay.”
It’s expected that Gwynedd Council planning officers will make a decision over the coming weeks.
