Llandudno Guesthouse Aims to Transition to Holiday Let

A Llandudno guesthouse could become a holiday let available for rent.
Mrs Fiona Rhys-Jones has applied to Conwy County Council’s planning department, seeking planning permission to change the use of Sunnybank Guest House on Deganwy Avenue.
If Conwy agree to the plans, the guest house will be used as a ‘commercial serviced short-term letting’ but not for a period exceeding 31 days for each period of occupation.
The new venture would see one full-time and one part-time member of staff employed.
If agreed, the current manager’s accommodation would be converted into an additional bedroom for letting.
Neighbours are yet to be consulted, but in the supporting information, the applicant said staff living nearby would be available to respond to any issues within ‘a reasonable timescale’.
“The property concerned has been run as a traditional guest house,” the letter read.
“The proposal is to change the use of the property to a sui generis use reflecting the changing use of technology and models of serviced accommodation.
“The ability to vary the nature of the occupancy allows the owners to respond to the changing patterns of demand and desire that the tourist accommodation industry is subject to.”
It added, “Furthermore, it is unlikely to have any significant different impact on residential amenity of the amenity of neighbouring properties that its use as a guest house (would have). Local staff are available to respond to any issues within a reasonable timescale.”
The planning application will likely be discussed at a future Conwy planning committee meeting at the council’s Bodlondeb HQ.
