89 new homes approved by planners

Three separate housing developments have been approved on Anglesey, which should see 89 new houses built.
The proposals, earmarked for Llangefni, Benllech and Gwalchmai were all given the green light during Wednesday’s meeting of the island’s planning committee.
The biggest scheme will see 52 houses built in the centre of Llangefni, on part of the former Ysgol y Bont site.
The plans will see the former Canolfan Athrawon (teacher’s centre) and other empty buildings facing Bridge Street demolished to make way for the proposed 36 houses and 16 flats.
The application by Bearmont Homes was approved by councillors after local members were satisfied that access and overlooking issues had been mitigated following discussions with neighbours.
As part of the agreement, the developers will contribute £24,500 towards local education and £25,000 for a new pedestrian crossing near Hafan Cefni.
Amended plans for 10 homes in Gwalchmai were also approved, after similar proposals were given the green light earlier this year.
The new estate, near Llain Delyn, have since been amended to cover a smaller area size.
Planners also approved a 27 home development in Benllech despite local opposition.
Submitted by Clwyd Alun Housing Association, the plans at Ponc y Rhedyn, Benllech would provide  18 two bedroom and nine three bedroom homes and provide “affordable rented homes to those in housing need.”
They were approved despite opposition from nearby residents, who claimed that the development would impact on wildlife and were too large in scale for the area.
Cllr Ieuan Williams also sought clarification that the recommendation to approve was compliant with planning policy, urging members to listen to the local concerns.
But members backed the views of officers, who recommended approval on the basis of local need.
The developer t would “offer employment opportunities for those contracted to develop and build the scheme.”
“In addition and in the long term the proposed development will ensure that local services and facilities are sustained including the local primary and secondary schools and local facilities such as convenience stores, public houses and places of worship.
