40 homes given green light in Llandyrnog

Forty homes were given planning permission at a Denbighshire village, despite concerns about road safety.
Denbighshire’s planning committee voted 16-4 with one abstention in favour of granting developer Pen Palmant Ltd permission to build the homes at land adjacent to Maes Llan in the village of Llandyrnog, near Denbigh.
But councillors attending the meeting were told Denbighshire had received objections from residents and Llandyrnog Community Council who raised road safety fears.
Several residents wrote to the council, complaining the development could cause future occupants to reverse their cars out of drives onto the main road, a country lane.
Resident Mr Morris spoke at the meeting against the plans.
“This development of 40 houses would represent the single largest development in the history of the village, adding 10% to the housing stock, inhabitants, and resultant traffic to the area, even more in the centre of the village itself,” he said.
“This is not about anti-housing, but (we) feel the use of agricultural land for development should first and foremost meet the needs of local people and take account of existing local village inhabitants.”
He added: “The current site layout bears little resemblance to what was proposed when outline planning was granted.”
But council officer Mike Parker reassured councillors and residents the development was safe, adding a 30mph speed limit had been extended 40m beyond the boundary of the development.
He also said the council had worked to visibility guidelines and that street lighting was planned, addinghe could see no reason to refuse the application on highway grounds.
But Cllr Karen Edwards still had concerns.
“A 30mph speed limit on a country road is still quite fast,” she said.
“I’m concerned about the effect on the character of the village.”
The plans include a mix of semi-detached and detached properties, all of which are two-storey buildings.
The homes will have brick-facing walls with pitched tiled roofs, and some properties will feature rendered elevations.
Ten properties and two ‘affordable units’ will be two-bedroom and semi-detached.
Thirteen homes and two affordable units will be three bedrooms and semi-detached.
The development also includes thirteen four-bedroom detached homes.
