cllrs to assess 41 home plan
A house builder is hoping an application for 41 affordable homes on a former caravan site is not batted back by Denbighshire county councillors.
The former Deva Caravan Park off Ffordd Talargoch is where Macbryde Homes wants to build the mixed development of flats, terraced and dormer bungalow properties. The idea will be debated by the county’s planning committee this week.
Adjoining land has already been used for development in the past but Natural Resources Wales (NRW) has raised objections to the application until the developers submit a “site wide landscape scheme”.
It borders the Clwydian Range and Dee Valley Area of Outstanding
Natural Beauty (AONB).
Macbryde has said “replacement planting is proposed throughout the
development”. However NRW also wants a bat survey concluded before giving its backing the scheme.
One daytime survey had been conducted but NRW said a further was needed. An ecological survey showed there were soprano pipistrelle and lesser
horseshoe bats on site.
NRW said: “We advise that the proposed development is likely to harm or disturb the bats or their breeding sites and resting places at this site. We therefore advise that (the development) is carried out under licence.”
The proposed plan will consist of 41 “energy efficient” homes according to the developers, comprising:
Eight one-bed flats
19 two-bed end and mid-terrace houses
12 three-bed end-terrace homes
two four-bed end terrace properties
Councillors will make a determination on the scheme on Wednesday.
