Plans for 28 homes at former Welsh Ambulance Service HQ site in St Asaph

Plans for a new housing development on the site of a former ambulance service building have taken a major step forward.

Proposals for 28 homes at the former Welsh Ambulance Service building in St Asaph have been submitted to Denbighshire Council’s planning department.

The planning application has been submitted by Matt Christie of St Asaph-based developers Castle Green for the new homes on the 0.72-hectare site on Upper Denbigh Road.

The old HM Stanley Hospital complex closed 11 years ago, and the former Welsh Ambulance Service centre building is currently vacant, following the organisation’s move to St Asaph Business Park in 2019.

Castle Green has now requested permission to demolish the existing buildings and erect 28 homes, which will form part of the adjacent Maes Yr Haul development.

If it gets the go-ahead, the new development will include three affordable homes, of which two will be two-bedroom mid-terraced houses, and the other will be a three-bedroom end-terrace home.

Castle Green also wants to sell twenty-five of the houses on the open market once they are built, including eight two-bedroom mid-terraced properties; 14 three-bedroom detached homes; and three four-bedroom detached houses.

The site is located at the south-eastern corner of St Asaph, a town identified by the council as one of the lower growth areas in Denbighshire with a population of around 3,355 people.

The land to the east is mostly agricultural, with the former HM Stanley Hospital lying to the north and the St Kentigern Hospice and Palliative Care Centre to the immediate west.

Planning permission for housing has also been agreed for land north of the site, including 46 homes and a 75-unit assisted living facility, which is currently under construction by Pure Homes.

Castle Green is also building 113 homes on agricultural land to the south of the site.

The plans will likely be debated at a future Denbighshire County Council meeting.
