30 new homes proposed for Rachub by housing association

Plans for 30 new homes have been unveiled in a Gwynedd village.

Earmarked for land off Llwyn Bleddyn Road in Rachub, near Bethesda, housing association Adra’s application has now been submitted to Gwynedd Council.

Formerly known as Cartrefi Cymunedol Gwynedd, the largest north Wales housing association currently manages and maintains 6,287 affordable rented homes .

The plans involve 14 two bedroom, 11 three bedroom, four two bedroom bungalows and one four bedroom bungalow.

But despite already managing 53 homes in Rachub, Adra’s planning statement notes a need for more one and two bedroom homes due to several tenants suffering due to the “bedroom tax” and wish to move to smaller properties.

“Two- bedroom properties would assist CCG to better manage its current stock and enable those applicants who wish to move to a smaller home, thus releasing a larger property to other applicants,” states the application.

“This would also help families on the housing register who require 3 or 4- bedroom homes.
“It went on to note, “The proposed development will provide 50% affordable units on the site in the form of no. 15 dwellings, and will make a positive contribution to the housing needs of the area, including the delivery of affordable housing in an area of significant need.

“In terms of the economic benefits that will arise from the proposed development, in the short term the proposal will offer employment opportunities for those contracted to develop and build the scheme.
“In addition, and in the long term the proposed development will ensure that local services and facilities are sustained including the local primary school and local facilities such as the convenience store, post office, public house and place of worship.”

Now having been submitted to Gwynedd Council’s planning department, a decision is expected over the coming months after the statutory consultation period has ended.
